A photo of every breezeway, a tracked response to missed doors, and a local lead who answers. Clean breezeways your maintenance team doesn’t have to chase. Central Florida apartment communities only.

Trash night shouldn’t become tomorrow’s work order.
Leaking bags. Residue on the landing. Litter by the compactor. When collection leaves a mess, your maintenance team cleans it up and your office takes the calls.
Velt closes the loop: double liners to prevent or reduce spills, cleanup of any spill during service, a photo of every breezeway after we finish, and a safe, clean compactor area before we leave.
Where valet trash breaks down. Where we hold the line.
Property teams tell us the same things go wrong with valet trash: messes left behind, missed doors, and nobody answering. These are the eight commitments we make instead.
What property teams put up withWhat Velt commits to
The usual problem: Residue and drips left in the breezeway after pickup.
Proof of clean, every building.
Our team uses double liners to prevent or reduce spills, and any spill during service gets cleaned up on the spot. Our team photographs each breezeway or landing before service and again after, so you see what we found and how we left it, not just a note that we stopped by.
Proof-of-clean photos
The usual problem: A missed pickup that waits until tomorrow.
A clear response to missed pickups.
We review a reported missed door and aim to return the same night when the route and safety conditions allow. Otherwise, we arrange an additional pickup. The outcome is tracked in the service record.
Missed-pickup response
The usual problem: Loose bags and litter around the compactor.
A safe, clean compactor area.
Each route ends with a pass around the compactor area and parking lot for loose litter. Bags never get left on the ground, and the compactor area is left safe and clean for residents and your team.
End-of-route sweep
The usual problem: Surprise fines that turn residents against the property.
Courtesy before consequences.
When something isn’t set out right, the resident gets a friendly courtesy notice with a photo first. If trash isn’t outside at pickup time, we log it with a photo and a time stamp, tell the resident a second round will be done, and show your team the record. Any fine stays your property’s decision, not ours.
Courtesy-first notices
The usual problem: Service reports that disappear into an inbox.
A response within one business day.
Every service report receives a reference and a status update within one business day. Residents and property teams can check progress online at any time.
Response promise
The usual problem: Stains and odor that build up in Florida heat.
Breezeway care, on your schedule.
Pressure washing, odor treatment for spill spots, and compactor-area cleaning, with scope and schedule set in your service agreement.
Breezeway add-ons
The usual problem: A national call center that doesn’t know your property.
A local lead who knows your community.
Velt serves Central Florida only. Your property works with a dedicated area lead and a direct line, set up with your service.
Local area lead
The usual problem: Nothing to show owners, inspectors, or residents.
A monthly report, building by building.
Each month your team receives a report organized by building: pickups completed, proof-of-clean photos, issues reported and resolved, and show-up across routes.
Monthly building report
Every commitment is written into your service setup, not just this page.
For property managers: fewer resident complaints reaching the office, less cleanup for operations, and proof to show your owners.
Fewer calls to your office.
Residents get pickup alerts, a last call, and a way to report a miss in the Velt portal. Velt tracks the response and aims for a same-night return when conditions allow.
Less work for operations.
Clean breezeways and a safe, clean compactor area after every route, so your maintenance team stays on work orders, not trash cleanup.
A report you can bring to owners.
A monthly report organized by building, with proof-of-clean photos, issues resolved, and show-up across every route.
Every route runs through the Velt portal. Our team checks in at each building, takes the proof-of-clean photo, and logs anything that needs attention, so your team sees the night without walking the property.
Each building is checked in and photographed in the Velt portal, so your property team sees the work as it happens.
Sample information · not a live property report
Proof-of-clean photos in the Velt portal, every night.
One portal. Everyone on the same night.
Managers, residents, and our team all work from the Velt portal, so what happens on the route is what everyone sees.
For property teams
Tonight’s route, live
See when pickup starts, which buildings are done, and the proof-of-clean photo for each, with an on-site check when your property has a map pin.
Before and after photos
Each breezeway is photographed before service and again after, so your team sees what we found and how we left it.
Not-out records
When trash isn’t outside at pickup time, the unit is logged with a photo and a time stamp, the resident is told a second round will be done, and the result of the second round is recorded.
Hotspots
See which buildings come up most for issues like spills, and which units come up most for missed pickups and courtesy notices.
Owner-ready reports
Print the monthly building report or share a read-only link with owners that expires on its own.
Storm mode
When weather pauses service, residents see why in the portal, and the paused night doesn’t count as a missed pickup.
For residents
Pickup alerts
Phone alerts when pickup starts, a last call to bring trash out, and a note when the route is finished.
Report a miss in the moment
Report a missed pickup while the route is running or up to 10 minutes after it finishes, then follow it to resolved.
Set-out tips
Short, plain guidance in English and Spanish, like keeping liquids out of trash bags, so there is less to leak.
Kind notices
If a bag isn’t set out right, residents see a courtesy notice with a photo in the portal, so they know exactly what to change.
Services residents notice, without adding work for your office.
Doorstep valet trash
Residents set out trash at their door on scheduled nights, with pickup alerts and a last call on their phone.
Professional dry cleaning
One of our other services. Contact us to request a proposal for your community.
Bulk item pickup
Residents request a quote from their front door in the Velt portal. We price the job order and confirm the night before anything is collected. It is an additional service paid to Velt, not through property management. Management receives a negotiable rebate on resident bulk pickups, set in the agreement.
Share your location, approximate unit count, when your current contract ends, and the service challenges you want to address.
02
Find the right setup.
Agree on service nights, add-ons, resident amenities, and community instructions. Residents join the Velt portal by scanning your property’s QR code.
03
Keep the work in view.
Proof-of-clean photos every night in the Velt portal, plus a monthly report organized by building.
After collection
From doorstep to designated disposal.
Collected bags go to the disposal point in each property’s service plan. The route team records access or capacity issues so the property can follow up.
Velt serves apartment communities in Central Florida only. Include your property’s city and unit count in your quote request so we can discuss coverage and the right service setup.
How does Velt address dirty breezeways?
Our approach combines double liners to prevent or reduce spills, cleanup when spills happen during service, a proof-of-clean photo of each breezeway after service, an end-of-route sweep, and optional add-ons like pressure washing and odor treatment.
Will our maintenance team still be cleaning up after trash night?
That’s our job. Velt keeps breezeways clean after collection and leaves the compactor area safe and clean, so your maintenance and operations team can stay on their own work. Anything we find is logged in the Velt portal with a photo.
Does Velt offer other services, like dry cleaning?
Yes. Beyond doorstep valet trash, Velt offers other services, including professional dry cleaning and bulk item pickup. Dry cleaning is one of those other services: contact us to request a proposal for your community.
What happens if a pickup is missed?
Report it as soon as possible. We review the route record and aim to return the same night when the route and safety conditions allow. Otherwise, we arrange an additional pickup. The outcome appears in your service record and monthly report.
Are amenity areas and common areas included?
Yes. Pickup at amenity areas and common areas is part of the service agreement, recorded before and after. Pressure washing scope and schedule are set in the same agreement.
What happens when a resident doesn’t set trash out?
Our team logs the unit in the Velt portal with a photo and a time stamp, and your management account shows the record. The resident is alerted that a second round will be done. If it still isn’t out, that is recorded with a time stamp. Whether a fine follows is your property’s decision.
How do residents request bulk pickup?
From their front door, in the Velt portal. The resident asks for a quote, Velt prices the job order and emails a payment link, and the resident then picks a date and time. They accept up front that it is an additional service paid to Velt, not through property management. Management receives a negotiable rebate on these resident bulk pickups, set in the agreement.
What are trash-outs, and what does management receive?
A trash-out clears items and debris from a vacant or turning unit. Management receives a negotiable rebate on trash-out work and on bulk pickups requested by residents, set by property or by management company and written into the agreement.
Does Velt fine residents?
No. When something isn’t set out correctly, the resident receives a friendly courtesy notice with a photo first. Whether a fine follows is always your property’s decision.
Can our property see collection activity?
Yes. In the Velt portal, your team sees tonight’s route as it runs: when pickup starts, which buildings are done, and the proof-of-clean photo for each. You also receive a monthly report organized by building.
Who do we contact when something comes up?
Your property works with a dedicated Central Florida area lead and a direct line, set up with your service. Residents and property teams can also submit a service report online.
How is pricing determined?
Tell us your property’s location, approximate unit count, current service challenges, and any add-ons you’re considering. We’ll discuss a service setup for your community and the details needed for a property quote.
Where can residents find pickup times and rules?
Pickup arrangements are specific to your community. Follow the schedule and preparation instructions provided by your property team. Our resident guide explains how to find those details.
How do I report a service concern?
Residents report through the Velt portal. Property teams and residents whose community isn’t on the portal yet can use the Service support page for a missed pickup, spill, cleanliness concern, or portal access question. You’ll receive a reference and a status update within one business day, and you can check progress on the report status page.
Proof on every building. Every night.
Tell us about your property. We’ll start with what matters to your community.
